What kind of foundation do I have?
First thing to note is that there are two types of foundations. Raised foundations, and Slab Foundations. The easiest way to determine what type of foundation your property has is if the property has a crawl space. If so then you most likely have a raised foundation, While some homes are built directly on top of the concrete, this would be considered a SLAB.
Unfortunately we can not provide anyone with a rough estimate as every project is unique and requires meticulous calculations by the contractor.
Can I get a rough estimate? How much does an inspection cost?
Inspections for Homeowners are free! We offer homeowners free inspections However, if the property is in any form part of a real estate transaction there is a $250.00 fee and will need to be made check payable to Juan Arteaga.This is non-refundable. That fee is later deducted from the contract price if you decide to work with us.
Why do I need approved plans by the city?
We are able to provide a bid with the approved city plans, but if the plans are not yet approved there may be corrections required by the city that need to be made before we can submit our final bid.
I have decided to go ahead with the project. What now?
That’s Great! Now you will need to send us the signed contract (all pages) initiated at the bottom right hand corner. You can either scan and email them to us or send it through the USPS along with the deposit.
What does the “LADBS Standard Plan Detail” mean?
The LADBS Standard plan refers to the general plans list provided by the city. Attached to your proposal email, we have provided a copy of this. You can correlate the numbers on page 9 (or the plot plan) with this pdf file to better understand what your project consists of.
How soon will I get my Estimate?
You will be receiving your bid through email between 2-4 business days. Once received you will find a couple options at the bottom of the proposal: to accept the proposal, Ask for revision, or reject it entirely. Please make sure to select one of these options once you have come to a conclusion.
